MLS-LISTING.COM nor Bill Fliflet/Broker WILL NOT be representing or advising Seller in any capacity before, during, or after the sale of your property. Seller is advised to acquire professional legal advise before authoring or signing agreements or contracts. Seller further agrees to be responsible for and promptly pay MLS-LISTING.COM / Bill Fliflet any MLS fines levied as a result of not reporting property status changes or any other violations. Seller agrees MLS-LISTING.COM / Bill Fliflet reserves the right to revoke, cancel or modify listing without notification to Seller if Seller knowingly or unknowingly creates any situation that may violate DRE Department of Real Estate or MLS rules & regulations. Should listing be revoked, canceled or modified for any reason Seller will not receive any refund. Seller(s) waives rights to cause legal action for damages or any other reason against MLS-LISTING.COM / Bill Fliflet should listing be revoked, canceled or modified. 8. HOLD HARMLESS: The Seller agrees by signing this agreement to indemnify, hold harmless, and will defend MLS-LISTING.COM / Bill Fliflet for any allegations of misrepresentations, error or omission, damage, or liability that are caused by the Seller or other agents of the Seller. Seller will pay all legal fees of MLS-LISTING.COM / Bill Fliflet in any action where misrepresentation, error or omission, damage, or liability by Seller or other agent of seller. If suit is brought for collection of any commission or if MLS-LISTING.COM / Bill Fliflet successfully defends any action brought against MLS-LISTING.COM / Bill Fliflet relating to this listing authorization or under any sales agreement relating to listed property, Seller agrees to pay all costs incurred by MLS-LISTING.COM / Bill Fliflet in connection with such action including reasonable attorney's fees and any loss of income. 9. EQUAL HOUSING OPPORTUNITY: Listing to comply with Federal, State, and local anti discrimination laws. 10. COMPLIMENTARY INTERNET LISTINGS: Seller agrees and acknowledges MLS-LISTING.COM / Bill Fliflet does not have control over Internet companies incorrectly posting or incomplete posting or not posting of your MLS listing or not posting more than one photo. MLS-LISTING.COM nor its representative(s) will not correct or alter any internet listing(s). Seller agrees any internet listing is not guaranteed and holds MLS-LISTING.COM / Bill Fliflet harmless from any misrepresentation, error or omissions, or any damages. 11. DUTIES & FEES: MLS-LISTING.COM / Bill Fliflet agrees to exercise reasonable effort to achieve the purpose of this listing agreement. MLS-LISTING.COM has the right to terminate this agreement after acceptance of an offer. Additional $50.00 per listing change per request received 48 hours after listing verification.
