Should listing be revoked, canceled or modified for any reason Seller will not receive any refund. HOLD HARMLESS: The Seller agrees by signing this agreement to indemnify, hold harmless, and will defend MLS-LISTING.COM / Bill Fliflet for any allegations of misrepresentations, error or omission, damage, or liability that are caused by the Seller or other agents of the Seller. Seller will pay all legal fees of MLS-LISTING.COM / Bill Fliflet in any action where misrepresentation, error or omission, damage, or liability by Seller or other agent of seller. If suit is brought for collection of any commission or if MLS-LISTING.COM / Bill Fliflet successfully defends any action brought against MLS-LISTING.COM / Bill Fliflet relating to this listing authorization or under any sales agreement relating to listed property, Seller agrees to pay all costs incurred by MLS-LISTING.COM / Bill Fliflet in connection with such action including reasonable attorney's fees and any loss of income. 9. Lock Box Rental Agreement
LOCK BOX is repository attached to Seller's property designed to hold property access key(s). A lock box containing your property keys will allow access to the interior of the premises by participants of the MLS, their authorized licensees, and prospective buyers. If the property is not Seller occupied, Seller shall be responsible for obtaining occupants permission for the use of a lock box. LOCK BOX RENTAL FEE & DEPOSIT- The agent style lock boxes (when available) rent for $110 until close of escrow or listing termination + $150 refundable deposit +$18 Standard 2 day delivery & handling. The lock box is ready to install TERMS OF REFUNDABLE DEPOSIT- Once lock box is installed it can only be opened and removed by a licensed agent with a valid MLS lockbox access key pad. It is Sellers responsibility to remove lock box. Generally, agent providing buyer removes lock box. Seller may need to locate & pay an agent to remove lock box if property sells without agent.
